Case Study: Decking Replacement – Concrete to Composite
Introduction
The client for this project is a top tier apartment complex in the Beavercreek area that provides an extraordinary living experience to their residents. In 2023, they approached us with a challenge to tear down their failing concrete decks and replace them with composite decks. We developed a comprehensive solution to address their needs, which resulted in completing a full rebuild of the deck stacks around the property.
Challenge
The client was faced with failing deck framing that was impacting their ability to rent their units and made the safety of the residents a concern. Our team conducted a thorough analysis of the situation, identified the root cause of the problem, and developed a strategy to overcome it.
Solution
Our customized solution included tearing down the existing concrete decks, removing all of the original framing, installing new 6×6 posts, installing all new framing, through-bolting the framing to the existing building, and installing new low maintenance composite decking. This involved using several specialized crews, man lifts, tailored building techniques, and was implemented over the course of 22 weeks. Our team worked closely with the client to ensure that the solution was tailored to their specific needs, and they were satisfied with our workmanship.
Results
This project resulted in the property receiving all new decks, which increased marketability of their property and safety of their residents. The client was extremely satisfied with the results and expressed immense appreciation for our work. We have continued to work with this client on many other trades since this project was completed.
