Successfully managing a property is a lot of work. With tenants to keep happy, rent and security deposits to collect, leases to prepare and maintenance services to handle, it comes as no surprise that so many rental property investors in Southwest Ohio simply do not have the time to handle all of these important tasks.
However, rental property investors need to do their research and investigating before simply hiring the first property management company that they come across. Just like many other things in life, all property management companies in the area do not provide the same caliber of service.
Following are a few questions you should ask in order to make the best decision possible.
- How long have you been providing property management services in the Southwest Ohio region, and do you have any references you could pass along? Unfortunately, there are companies out there who will say whatever they need to in order to make a buck. Listen to their sales pitches, but the information you receive from their clients is often the most accurate and revealing.
- How many people do you have on staff, and how many properties are you currently managing? This will give you a better idea of their workload. If five people are trying to manage 100 units, you may start to question the amount of attention they will be able to give to your rental property. It is equally important to make sure that the individuals they do have on staff are fully qualified to successfully fulfill their roles.
- How can you maximize my profits? As a rental property investor, your ultimate goal is to make money. The property management company that you hire should help you accomplish this by getting the highest rent possible for your units, turning around vacant properties quickly and efficiently screening potential tenants.
- How can you make my life easier? The best property management companies will take all or most of the day-to-day tasks off of your plate. By taking calls from tenants, handling maintenance needs and selecting qualified tenants, you can focus your time and energy on other projects.
